Gurugram has overtaken Mumbai in luxury residential sales for homes priced at ₹10 crore and above, recording total sales value of ₹24,120 crore in 2025 against Mumbai’s ₹21,902 crore, according to a joint report by India Sotheby’s International Realty (ISIR) and CRE Matrix. Unit volumes in this segment nearly tripled, rising from 519 units in 2024 to 1,494 units in 2025. In value terms, sales grew 80% year-on-year from ₹13,384 crore. The growth is being driven not just by established addresses but by emerging micro-markets including Dwarka Expressway, Golf Course Road, and Golf Course Extension Road.
Why These Micro-Markets Are Moving
Gurugram’s luxury surge is no longer concentrated in legacy addresses alone. Three corridors are reshaping the demand map:
Dwarka Expressway has emerged as a significant luxury destination, now benefiting from operational expressway stretches, direct road linkages to IGI Airport and NH-48, and planned metro expansion.
Golf Course Road remains Gurugram’s most established luxury spine, home to premium high-rises and diplomatic-grade residences that continue to command top-tier pricing.
Golf Course Extension Road is attracting newer, larger-format luxury launches, with developers responding to strong end-user and investor demand for space efficient premium homes.

What This Means for Buyers and Investors
For luxury homebuyers, Gurugram’s outperformance of Mumbai – traditionally India’s most expensive residential market signals a structural shift in how buyers value infrastructure-linked, NCR-based premium addresses. The near tripling of unit volumes suggests this is demand-led growth, not just price appreciation.
For investors, the 80% year-on-year rise in sales value in the ₹10 crore-plus segment points to strong capital appreciation potential in well located Gurugram micro-markets. Dwarka Expressway in particular offers a combination of current infrastructure momentum and relative value compared to more mature corridors.
