Mumbai, March 2026 – Godrej & Boyce Manufacturing Company has sold an office spread over nearly 58,500 sq ft across two floors in one of the wings of the commercial complex Godrej One in Vikhroli suburb of Mumbai to Godrej Industries for ₹157 crore. The first office space sprawls 24,364 sq ft on the eighth floor in the north tower of the Godrej One building. The second office is on the ninth floor of the same tower. Along with the office space spread over the 8th and 9th floor of the North wing of the commercial tower, Godrej Industries will also get exclusive access to 75 car parking slots in the upper and lower basements of the building. The buyer has paid stamp duty of ₹9.42 crore for the registration of the transaction. The office space on the 9th floor has already been leased to managed flexible workspace provider Simpliwork Offices for 60 months until March 31, 2026, and this lease will also be transferred to Godrej Industries as the new landlord.
The Godrej Group Context and What This Transaction Signals
Both Godrej Enterprises Group and Godrej Industries Group maintained that this property transaction is not related to the shareholding realignment within the group and was an independent transaction between two corporate entities. The transaction nonetheless arrives in the context of a landmark family restructuring: Adi Godrej and his brother Nadir will retain control of the Godrej Industries Group encompassing Godrej Industries, Godrej Consumer Products, Godrej Properties, Godrej Agrovet, and Astec Lifescience, while Jamshyd Godrej and his niece Nyrika Holkar oversee the Godrej Enterprises Group, including Godrej & Boyce and its affiliated businesses.
Godrej One is LEED Platinum Certified, which is globally recognised as the highest rating of sustainable design making it one of Mumbai’s most prestigious commercial addresses and a flagship asset for the group’s real estate ambitions in the eastern suburbs. The north tower where the transaction occurred comprises two basement levels and 11 floors of Grade-A office space, with the building positioned at Pirojshanagar in Vikhroli, the historic heart of the Godrej Group’s operations.
