Gurugram, March 2026 – The Gurugram Metropolitan Development Authority (GMDA) has floated a ₹755 crore tender for the construction of a signal-free elevated corridor along the Southern Peripheral Road (SPR), connecting Vatika Chowk to NH-48. The project will upgrade a 4.2 km stretch of SPR into a signal-free corridor, featuring a 4+4 lane elevated road, 3+3 lane primary service roads, 2+2 lane secondary service lanes, and two-lane entry and exit ramps at major junctions to facilitate smooth traffic movement. Once completed, the corridor will provide seamless connectivity between Dwarka Expressway, NH-48, Vatika Chowk, and the Gurugram-Sohna Elevated Corridor effectively stitching together Gurugram’s most critical east-west arterials into a single uninterrupted transit spine.
A Long-Awaited Infrastructure Unlock
The GMDA’s elevated SPR corridor is modelled after the Dwarka Expressway, designed to enable a signal-free commute between Delhi and the Delhi-Mumbai Expressway. The project directly addresses one of Gurugram’s most persistent urban mobility problems: the SPR corridor, despite being a 16 km arterial road connecting Gurgaon-Faridabad Road to NH-48, has historically suffered from severe peak-hour congestion at key intersections including Tulip Chowk, Vatika Chowk, and the American Express junction.
GMDA CEO P.C. Meena confirmed that the project is part of the authority’s larger plan to strengthen Gurugram’s road infrastructure to support the city’s rapid growth, noting that high-capacity road networks are essential to meet increasing mobility needs and support economic activity along the corridor. According to officials, the project will take approximately 30 months to complete after contract award, during which engineers will develop the elevated structure, ramps, service roads, interchanges, and traffic management systems.
A Phase II interchange at Vatika Chowk is also planned, which will further deepen connectivity with the Gurugram-Sohna Elevated Corridor, extending the signal-free network further southward.
SPR’s Real Estate Context: 125% Price Growth in Three Years
The elevated corridor tender arrives against a backdrop of exceptional real estate performance along SPR. Property prices along the SPR have surged nearly 125% between December 2022 and December 2025, with average prices now exceeding ₹17,000 per sq ft reflecting strong end-user demand, healthy residential absorption, and rising preference for well-planned, well-connected developments.
SPR connects multiple key corridors including Sohna Road, Golf Course Road, Golf Course Extension, and NH-48, offering swift access to business districts and is increasingly being referred to as Gurugram’s next Cyber City. The presence of branded developers such as DLF, Signature Global, and Elan Group along SPR has further reinforced buyer confidence, with the upcoming Cyber City 2 in Sectors 74A and 75A expected to act as a major employment and commercial catalyst, strengthening end-user demand and long-term residential absorption across the corridor.
