Mumbai, March 2026 – Facebook India Online Services Pvt Ltd – the Indian subsidiary of Meta Platforms Inc. – has renewed its commercial office lease at One BKC, Bandra Kurla Complex, Mumbai for a five-year term at a total rental commitment exceeding ₹200 crore. The lease covers floors in the G-Block of One BKC, home to Meta’s Mumbai advertising and media partnerships team with a starting monthly rent of approximately ₹2.83 crore. The annual rent escalation is fixed at 5%, consistent with prevailing BKC commercial lease norms. The security deposit is approximately ₹17 crore equivalent to six months’ rent, underlining the premium value of the location. The transaction was registered on March 17, 2026, with a stamp duty of over ₹46 lakh. The lease package includes 75 car parking slots in the building’s parking facilities.
The One BKC tower is owned by One BKC Realtors Pvt Ltd and managed by Blackstone Group’s Nucleus Office Parks, one of India’s largest Grade-A commercial asset managers.
Mumbai as Meta’s Advertising Nerve Centre for India
Meta’s Mumbai office functions as the company’s primary advertising, media partnerships, and brand collaboration hub for India, managing some of the company’s largest relationships with Indian advertisers, entertainment companies, and content creators across Facebook, Instagram, and WhatsApp. The renewal is a deliberate strategic commitment to maintaining a premium BKC address for teams that interact with India’s largest advertisers and agency ecosystem.
The renewal is particularly notable given that many global technology companies are currently reducing their office footprints as hybrid work models evolve. Meta India’s decision to extend at BKC for another five years signals the company’s view that physical presence in India’s most premium business district remains strategically essential, consistent with its 2021 statement that “our commitment to India is long-term, and the office expansion corresponds to the exciting work happening across our products in India.”
Location Context: One BKC and India’s Most Expensive Business District
Bandra-Kurla Complex is India’s most premium commercial address – home to Amazon, Netflix, Apple, Cisco, Spotify, Tesla, Standard Chartered, the National Stock Exchange, and ICICI Prudential. Rental rates in BKC’s best-in-class towers currently exceed ₹300 per sq ft per month, among the highest in the country. The One BKC building specifically positions itself as India’s equivalent of a trophy office asset, with LEED-certified infrastructure and a tenant roster that includes the who’s who of India’s technology and financial services ecosystem.
