Workday Leases 1.94 Lakh Sq Ft at Brookfield’s Millenia Business Park, Chennai in Dual-Phase GCC Expansion Data Centre Also Planned

Chennai, March 2026 – Workday’s new office lease in Chennai signals a significant step in building a major operational hub in India. The deal’s dual-phase structure, combining a managed office for quick setup and a long-term conventional lease for future expansion, shows a balanced strategy to grow its Global Capability Centre efficiently. The nearly 200,000 square feet lease at Brookfield Properties’ Millenia Business Park is split into two phases. Phase I, starting June 2025, uses a managed office covering 100,000 sq ft at ₹310.8 per sq ft monthly, allowing rapid personnel deployment. Phase II, beginning February 2026, leases the remaining 94,029 sq ft under a traditional model at ₹98 per sq ft requiring Workday to handle its own fit-out, reflecting a long-term, cost-effective expansion for core operations including engineering and product development. 

The size of this office suggests a capacity for 1,500 to 2,500 employees. The expansion complements plans for a new local data centre launching in early 2026, crucial for meeting data localisation regulations.

The Strategic Logic of the Dual-Phase Model

Phase I managed office format at ₹310.8 per sq ft is priced at more than three times the Phase II conventional rate of ₹98 per sq ft. This premium reflects the operational readiness that a managed space provides: fit-out, IT infrastructure, facilities management, and HR support are all pre-positioned, enabling Workday to deploy employees within weeks rather than months. Phase II lower rate reflects Workday taking full control of fit-out and operations for its core engineering functions, where customisation and long-term ownership of the physical environment are strategically important. Together, the two phases create a GCC that is simultaneously fast-to-launch and built for the long term, a model increasingly adopted by global technology firms entering India’s GCC ecosystem after their peers.

Location Context: Millenia Business Park and Chennai’s OMR Corridor

Brookfield’s Millenia Business Park is one of Chennai’s most established Grade-A commercial campuses, located in the Old Mahabalipuram Road corridor, the city’s primary technology and GCC address. Key micro-markets such as OMR Zone 1, MPH Road, and PT Road have contributed 92% of Chennai’s total GCC leasing activity and Workday’s choice of Millenia Business Park places it at the heart of this cluster. Chennai hosts approximately 250 GCCs that employ 150,000+ professionals, with GCC units expected to reach 450-460 by 2030 and the talent pool projected to grow 1.4x to 320,000-370,000 professionals.
