Rajasthan Mandapam: NBCC to Execute ₹5,800 Crore Convention Centre and Mixed-Use Development Near Jaipur Airport

Jaipur, March 2026 – The Government of Rajasthan has revised and granted fresh Cabinet approval for the Rajasthan Mandapam Convention Centre and Allied Urban Infrastructure Project in Jaipur, scaling the total project value from an earlier estimate of approximately ₹3,700 crore to ₹5,800 crore – a 57% upward revision reflecting the significantly expanded scope of the development. The project has been awarded by the Rajasthan State Industrial Development and Investment Corporation (RIICO), with NBCC (India) Limited serving as the executing agency under a self-financing model. Planned near Jaipur International Airport, the development will span over 90 acres with a total built-up area exceeding 94.53 lakh sq ft, making it one of the largest mixed-use urban infrastructure initiatives currently underway in northern India. Tenders for the project are expected to be floated in April 2026, marking the formal transition from planning to execution. Rajasthan Chief Minister Bhajan Lal Sharma unveiled the project’s digital masterplan views on the eve of Rajasthan Diwas at an event held at the Rajasthan International Centre, Jaipur.

What the ₹5,800 Crore Development Will Comprise

At the centre of the masterplan is the Rajasthan Mandapam Convention Centre, a multi-scale facility featuring multiple auditoria including the grand Padam Mandap with seating for approximately 6,500 persons, alongside Swarn, Tulsi, and Kadam Mandaps, banquet halls, summit spaces, meeting rooms, and a concert arena designed to international standards.

Surrounding the convention core is a comprehensive mixed-use ecosystem. Allied infrastructure components include expansive expo halls, Global Capability Centres (GCCs), IT/ITES office spaces, a fintech plaza, hospitality developments, retail and residential zones, a Natural History Museum, and riverfront public spaces. The integration of GCCs and IT/ITES zones within the masterplan is a deliberate signal, positioning the development not merely as an events venue but as a catalyst for Jaipur’s ambitions as a technology and business destination.

NBCC will implement the project through a self-financing model, ensuring financial sustainability while maintaining standards of transparency and efficiency. The executing agency has a proven track record of large-scale PSU-backed infrastructure delivery across India.

Location Context: Why the Jaipur Airport Corridor Matters

The choice of a site near Jaipur International Airport is deliberate and consequential. Airport-adjacent mixed-use developments have historically acted as multipliers for surrounding commercial and hospitality real estate, a pattern observed in Hyderabad’s HICC corridor, Delhi’s Aerocity, and Bengaluru’s Devanahalli belt. Jaipur’s airport is also being upgraded, with a new terminal and expanded capacity under UDAN connectivity schemes. The Rajasthan Mandapam project introduces a large-format convention and GCC ecosystem to a corridor that currently has limited Grade-A commercial supply creating first-mover opportunity for developers and investors who track infrastructure-led real estate cycles.
