Gulshan Group Commits ₹3,300 Crore to Five NCR Projects, Anchored by India’s Tallest Taj Hotel in Noida

Noida, March 2026 – Gulshan Group has announced a ₹3,300 crore investment commitment across five projects in the National Capital Region for FY 2026-27, marking one of the most ambitious single-year capital deployment programmes by a Noida-based developer. The investment spans both luxury and mid-income housing sectors, with approximately ₹1,000 crore earmarked for the flagship project, a Taj-branded hotel and serviced apartments in Sector 129, Noida, developed in partnership with Indian Hotels Company Limited (IHCL). The development, named Skyscape, will rise 57 floors along the Noida Expressway, featuring a 150-room Taj Hotel occupying the first 17 floors, followed by 74 Taj-branded apartments spanning approximately 7,500 sq ft each. Construction has already commenced, with completion projected within five years. Total revenue from the residential component alone is expected to exceed ₹2,000 crore.

North India’s First Taj Branded Residences and Potentially Its Tallest Taj Hotel

The greenfield project is designed to stand as the tallest Taj hotel in India and represents the first Taj Branded Serviced Apartments in North India, a distinction that places it alongside only Chennai in IHCL’s branded residences portfolio nationally. Apartment pricing currently begins at approximately ₹35 crore per unit, with per-unit values expected to rise to ₹100 crore as the project nears completion. Around 50% of inventory has already been sold, with buyers primarily comprising HNIs from South Delhi and MSME owners from Noida.

The development includes an 8,000 sq ft ballroom with pre-function areas and meeting rooms, a private residents’ club with terraced gardens, a children’s play area, lounge spaces, sports facilities, and an infinity swimming pool. Financing is being structured through internal accruals, sales collections, and institutional debt, with sanction already received from one financial institution.

Broader Portfolio: Five Projects Across NCR’s Luxury and Mid-Income Segments

Beyond Skyscape, Gulshan Group’s FY27 pipeline includes Gulshan Dynasty, an ultra-luxury project in Sector 144, Noida Expressway, featuring air purification systems, on-campus farming, and over 50 varieties of trees, reflecting the developer’s emphasis on wellness-oriented residential design. The remaining three projects span mid-income and premium housing across the broader NCR belt, though specific sector locations are yet to be disclosed.

Location Context: Sector 129, Noida Expressway

Sector 129 sits at a strategic point on the Noida Expressway, one of NCR’s most evolved premium residential and commercial corridors. The location offers direct access to Jewar International Airport (approximately 25-30 minutes), proximity to major IT and corporate parks in Sectors 125-135, and connectivity to Delhi via the DND Flyway. Noida’s property prices hit ₹14,946 per sq ft in 2024, up 152% since 2019, with projections suggesting a further rise to ₹18,000–₹22,000 per sq ft by 2026-27.
