Developer bets ₹1,200 crore on high-end housing demand along Noida-Greater Noida Expressway corridor
Noida, March 2026 — Real estate developer County Group has announced the launch of Clove County, an ultra-luxury residential project in Sector 151, Noida, marking one of the most significant high-end housing bets along the Noida-Greater Noida Expressway in recent months. The company plans to invest upwards of ₹1,200 crore in the development, which will comprise 226 premium apartments spread across three towers on a 5-acre land parcel.
Priced between ₹10 crore and ₹18 crore, the project exclusively offers spacious 4BHK and 5BHK configurations. The 4BHK units are sized at approximately 4,077 sq ft, while the 5BHK apartments range from 5,310 sq ft to 6,417 sq ft — catering to a buyer profile that increasingly prioritises square footage, privacy, and lifestyle amenities over mere address value. Total developable area across the project exceeds 11 lakh sq ft.
Open Spaces at the Core
What sets Clove County apart, according to the developer, is its emphasis on breathing room — a deliberate departure from the density-first approach common in Noida’s residential segment. Amit Modi, Director at County Group, said more than 60% of the ground plan has been kept open, incorporating landscaped greens, water bodies, pedestrian walkways, and a greenhouse.
“Unlike conventional gated communities, we have prioritised open spaces and nature. The focus is on large, exclusive residences with privacy and a calm environment,” Modi said.
The project’s amenities lean heavily into active recreation, with provisions for tennis, badminton, pickleball, a half-basketball court, a cricket pitch, and an open-air bowling alley — a set of offerings increasingly expected in the ₹10 crore-and-above ticket segment.
Location and Connectivity
Sector 151 on the Noida-Greater Noida Expressway has been gaining traction among developers targeting the premium segment, owing to its infrastructure maturity and improving connectivity. Clove County is situated approximately five minutes from the Sector 148 Metro Station on the Aqua Line, and roughly 25 minutes from the upcoming Noida International Airport at Jewar — a proximity that is expected to become a key selling point as the airport nears completion.
Land Acquisition and Expansion Strategy
County Group acquired the 5-acre plot through an auction for approximately ₹475 crore — a significant land cost that underscores the confidence the developer is placing in premium demand holding firm in the NCR market.
The Clove County launch follows two major project announcements by the group in 2025: Ivory County, a 63-lakh-sq-ft luxury development in Sector 115, Noida, and Jade County, a 30-lakh-sq-ft mixed-use project on NH24 in Ghaziabad. Together, these launches reflect an aggressive land-and-launch strategy as the developer consolidates its footprint across the NCR’s luxury residential corridor.
The broader Noida market has seen a sharp uptick in high-end project launches over the past 18 months, driven by strong end-user demand from senior corporate professionals and NRI buyers — segments that County Group appears to be directly targeting with the Clove County product profile.
